Acquisition Advisory Services for $120M Institutional Fund

Acquisition Services: On behalf of an institutional investor, Silo Group is seeking retail and multi-family investment opportunities between $5 million to $30 million located in primary and secondary markets. Value-add and stabilized properties will both be considered – occupancy must be at least 50%.

 

Portfolio Review and Equity Preservation

Portfolio Review: Silo Group has been retained by a private fund to review and develop a strategy for a portfolio of real estate assets. The recently acquired properties have been experiencing negative growth of NOI through the loss of tenants and growing need for capital improvements. Silo Group is providing an assessment of every possible course of action to prevent further equity deterioration.

 

Buyer Representation for 1031 Exchange Clients

1031 Exchange Clients: Silo Group has been assigned to source single-tenant net leased retail properties on behalf of two private investor clients. Properties must meet the following acquisition criteria: located in Southeastern US, national credit tenant, minimum of ten years remaining on the lease term, triple-net lease structure. Representative tenants include McDonald’s, Burger King, Bridgestone Firestone, Circle K, Taco Bell, KFC, and Chili’s.

 

Development Feasibility for EB-5 Project

Development Feasibility: On behalf of an international developer, Silo Group is conducting a feasibility analysis for the 159,000 square foot retail portion of a large scale mixed-use development in Central Florida. Assessments are being made on project cost, financial projections, and absorption of the space upon delivery.
